1. Agreement to terms

By using newsanantonioapartments.com or the services of New San Antonio Apartment Team, a team brokered by Spirit Real Estate Group, LLC, TREC #562021, you agree to these terms.

2. Our services

We help renters find and compare ground-up new apartments in Bexar, Comal, Guadalupe, and Kendall counties. Our pages include:

We also offer shortlists, tour scheduling, live video walks, application pre-checks, lease read-throughs, utility setup help, and follow-up check-ins.

3. Cost to renters

Our service is free to renters. Communities pay the brokerage when a renter we introduce signs a lease. Your rent is the same either way. Commission never affects our score, sort order, placement, recommendations, or alerts.

4. Prices, specials, and estimates

Prices and specials come from a feed pulled every morning and can change at any time. Calculators and illustrations are estimates only. We don't guarantee pricing or approval. The community sets both, and we confirm them before you sign.

We aren't attorneys. Information about leases, Texas Property Code sections, BAH, and income limits is general and dated. For disputes, contact Texas RioGrande Legal Aid, or a JBSA legal assistance office if you're a servicemember. Confirm BAH with your finance office.

6. Your responsibilities

Give accurate information, review your lease and addenda before signing, and pay only through a community's own portal after a verified tour or video walk.

7. Brokerage notices

Texas law requires us to provide the Information About Brokerage Services and the Consumer Protection Notice.

8. Intellectual property

Site content, including text, data compilations, and design, belongs to Spirit Real Estate Group, LLC or its licensors. Building names and marks belong to their owners.

9. Limitation of liability

To the extent allowed by law, we are not liable for indirect or consequential damages arising from your use of the site or from decisions made by communities, including pricing, approval, and move-in dates.

10. Changes

We may update these terms. The date at the top shows the latest version.
