One audience, one job
We work for renters who want a new apartment in a specific part of the San Antonio metro: Bexar, Comal, Guadalupe, or Kendall County. Our job is to help you choose and price new buildings. We don't argue new versus old. Older buildings only appear as a math reference.
Many of the people we help are relocating, some on military orders with a report date, and many choose from a distance. So we start with the things that cost you time: calling 20 leasing offices, chasing fee sheets, and figuring out what a special really means. We do that the same day and send numbers you can compare.
We describe needs, never identities. A report date, a job start, a pet, a roommate, a budget. That's what drives your list.
Our method, published
The math on every card
- Net effective = (base x term - base x 12 / 52 x weeks free - credits) / term
- True monthly = net effective + required fees (+ electric, water, parking)
- Year two = base x (1 + change) + fees, at 0% and +3%
Gift cards are shown separately and never enter rent math. See how to read our numbers.
The San Antonio New Build Score (0-100)
| Part | Weight |
|---|---|
| Deal depth | 30 |
| Price vs nearby new builds | 20 |
| Year-two risk | 15 |
| Lease-up stage | 15 |
| Fee disclosure | 10 |
| Build complete | 10 |
It never scores location, schools, distance to a base, reviews, or people. How the score works.
Feed rules
- Prices, specials, and every number built from them come from the feed, never fixed text.
- The feed is pulled every morning, and the pull time is shown on the board.
- Stale prices hide. Expired, truncated, or site-mismatched specials don't publish.
- Fixed numbers appear only as labeled illustrations with a date.
- Ground-up new construction only, first move-ins 2023 to 2027. No conversions or renovations.
- Alerts go out for saved buildings only with your consent, at most one a day.
Commission policy How we're paid, and what that never touches
Our service is free to you. When a renter we introduce signs a lease, the community pays the brokerage, Spirit Real Estate Group, LLC. Your rent, deposits, and specials are the same whether you work with us or walk into the leasing office on your own.
Commission rates never affect our score, sort order, placement, recommendations, or alerts. That rule is enforced in code: commission data never reaches the score or the board. Nobody pays for score or placement.
If Spirit Real Estate Group, LLC or the team has an affiliation with a community, we'll disclose it to you in writing before a tour.

Why is your service free to me?
You pay nothing, and your rent is the same either way. Communities pay the brokerage, Spirit Real Estate Group, LLC, when a renter we introduce signs a lease. Commission rates never affect our score, sort order, placement, recommendations, or alerts.
Why don't you list renovated or converted buildings?
We track ground-up new construction only, with first move-ins from 2023 to 2027. Conversions such as Tower Life and The Whitney, renovations, and renamed older buildings stay off the board so every comparison is new build to new build.
What does 'Who can rent here' mean on a listing?
It marks the 15 buildings with 55+, income-restricted, or PFC units, with the source and date. The label sits above the price, the building stays out of market-rate math, and it's shown to everyone the same way.
Can you guarantee a price or approval?
No. The community sets both pricing and approval. We pull prices every morning and confirm the numbers with the leasing office before you sign.
Want the real monthly price for every building on your list?
Send the 60-second form. We make the calls, confirm the unit, the special, and the fee sheet, and send your shortlist the same day.
We don't guarantee pricing or approval. The community sets both, and we confirm them before you sign.
