At a glance

New Braunfels at a glance

New Braunfels had 20 tracked new buildings on our board on Oct 25, 2026. The lowest studio or one-bedroom after the special started at $746, and the typical special matched the board median of 8.7 weeks. Those two numbers are feed values, so they change as buildings fill and specials end.

Here's why the area stands out for renters who compare carefully. A deep special on a long lease lowers your net effective rent the most, but it also makes the year-two jump the steepest. Renewal is usually priced from base rent, not from the special. That's why every card we send here shows year two at 0% and +3% right beside the special.

Common problems

Where New Braunfels apartment searches go sideways

The local problem

Two counties, two school districts, one city name

What you seeTwo listings sit a few miles apart, but the utility bill and the school district can differ from one address to the next.

Why it happens hereThe city spans Comal and Guadalupe counties. On our board, 16 buildings fall in Comal ISD and 4 in NBISD, and NBU serves most addresses, not all of them.

What we doBefore you compare true monthly, our relocation checks confirm the utility and the district for each address, with a lookup link you can verify yourself.

1

I-35 NEX construction

Free-flow minutes are the floor, not the promise. Work zones on I-35 can add time at peak hours, so we time tours to avoid the worst windows.

2

NBU vs CPS Energy at city lines

Most board addresses in the city are on NBU, but the provider follows the address. We confirm it for every building before you compare true monthly.

3

Two ISDs by address

16 board buildings fall in Comal ISD and 4 in NBISD. We state the district as a fact for each address, with a lookup link.

So we start NBU service before move-in, with the deposit waived for active military ID; route tours along I-35 to avoid construction windows; run 12-month and longer-term math side by side when a community offers more weeks on a longer lease.

Getting around: I-35, NEX work zones, and real drive times

Most tracked buildings here sit near the I-35 corridor, which links the city to Schertz, Selma, Live Oak, and San Antonio to the south and San Marcos to the north. In free-flow traffic, Resolute Health is about 1 minute from the nearest tracked build, Rush Enterprises HQ about 5, Amazon Schertz about 15, JBSA-Randolph about 24, and downtown San Antonio about 37.

Those are free-flow minutes. TxDOT's I-35 NEX Central project is adding about 9.5 miles of elevated lanes from I-410 North to FM 3009, with completion expected in late 2027, and work zones can stretch a 24-minute drive at 8 AM. We don't promise a peak-hour number we can't measure. Instead, we flag which buildings put the most I-35 construction between you and your gate or job, and we time tour afternoons to avoid the heaviest windows.

If you work in Schertz or Selma, look at buildings on the south side of the city first. If you split time between Austin-area work and San Antonio, the northern buildings can make sense even with a longer drive south. We'll lay out both so you can see what each extra 10 minutes costs or saves you in true monthly.

New construction from Creekside to Gruene

New construction here is mostly garden-style and three- to four-story walk-up or elevator buildings, with a growing share of build-to-rent cottages and townhomes on the edges of town. Ground-up only: we leave renovations and renamed older buildings off the board so every comparison is new build to new build.

Many buildings here are still in lease-up, which is when specials tend to run deepest. That also means some amenities may still be finishing. We confirm in writing what's open on your move-in date, like the pool, gym, or garages, before you sign.

Fee sheets vary a lot. Across 10 market-rate buildings on our board, required fees ran $52.38 to $320.50 a month on Oct 25, 2026, with a median of $120.81. We get each building's fee sheet in writing before you apply, so true monthly is real and not a guess.

Utilities and school districts follow the address

New Braunfels Utilities (NBU) provides electric and water at most board addresses in the city. There's no retail electric choice at any board address in the metro. NBU served 19 board addresses on Oct 25, 2026, and it waives the deposit for active military ID. A 12-month utility letter from your last provider can also remove most deposits. We'll help you set it up before move-in.

School district is a fact of the address, not the area name, and the city spans Comal and Guadalupe counties. On our board, 16 buildings fall in Comal ISD and 4 in NBISD. We list the district for each building and give you a lookup link so you can confirm it yourself.

Questions

New Braunfels apartment questions, answered

How many new apartment buildings do you track in New Braunfels?

20 on Oct 25, 2026, the largest area on our board. That number is a feed value, so it moves as lease-ups fill and new buildings open along I-35.

Who provides electric and water at these apartments?

NBU serves most board addresses here, but the provider follows the address, and there's no retail electric choice. NBU waives deposits for active military ID. We'll help you set it up before move-in.

Which school district serves a given building?

It depends on the address, since the city spans Comal and Guadalupe counties. On our board, 16 buildings are in Comal ISD and 4 in NBISD. We list the district for each one with a lookup link.

How far is it to Randolph and downtown San Antonio?

About 24 minutes to JBSA-Randolph and about 37 minutes to downtown San Antonio in free-flow traffic. TxDOT expects I-35 NEX Central work, from I-410 North to FM 3009, to run into late 2027, so peak trips can take longer.

Are long-lease specials in New Braunfels worth it?

Sometimes. A longer lease can carry more free weeks, but renewal is priced from base rent. We compare the 24-month total for each term so you can see which one costs less over two years.

Will my lease come with a flood notice?

Yes. Texas Property Code §92.0135 requires a signed floodplain and flood-history notice for leases of 30 days or more. The 1998 and 2002 floods are part of local history, so we read that notice with you before you sign.

Can you guarantee a price or approval?

No. The community sets both pricing and approval. We pull prices every morning and confirm the numbers with the leasing office before you sign.
