How do you choose a new build near JBSA?
Start with the gate, then the minutes, then the money. Joint Base San Antonio (JBSA) spans several installations, and JBSA has more than 82,000 direct employees. Your report date tells you which gate you’ll drive to. Free-flow minutes tell you how far each building is. BAH minus true monthly tells you what’s left over in year one and year two.
This page describes gates, minutes, BAH, and leases. It doesn’t describe people. Every recommendation comes only from what you tell us: your gate, dates, budget, bedrooms, and pets.
Which areas sit closest to each gate?
JBSA-Lackland. As of Oct 25, 2026, the Lackland & Kelly area had 2 tracked buildings and no market-rate new build. The closest tracked market-rate new builds were Citadel Urban, about 10 minutes, and Prose Vista West, about 11 minutes, to Luke East Gate in free-flow traffic. See new apartments near JBSA-Lackland.
JBSA-Fort Sam Houston. The base sits just northeast of downtown. Downtown San Antonio had 10 tracked ground-up buildings on Oct 25, 2026, with a typical special of 3.7 weeks. See new apartments near Fort Sam Houston.
JBSA-Randolph. The I-35 northeast corridor leads here. New Braunfels, the largest area on our board with 20 tracked buildings, is about 24 minutes from Randolph in free-flow traffic. See new apartments near Randolph.
Camp Bullis. On the far north side, reached from Loop 1604 and I-10. Far Northwest San Antonio had 16 tracked buildings on Oct 25, 2026. See new apartments near Camp Bullis.
What is the duty-station rule for BAH?
Basic Allowance for Housing follows your duty station, not the address you rent. San Antonio rates fall under MHA TX285. For 2026 (DTMO rates), an E-5 receives $1,869 with dependents or $1,500 without, and an E-7 receives $2,112 with or $1,731 without. Other grades are pending verification, so confirm yours with your finance office.
Because BAH doesn’t change with your address, the real comparison is true monthly. A building 11 minutes from the gate and one 25 minutes away start from the same allowance.
How far does BAH go in a new build?
Here’s the labeled illustration, with values as of Oct 25, 2026. At Prose On The Range in Far Northwest, true monthly in year one was $1,033.73. An E-5 without dependents receiving $1,500 keeps $466.27 a month. In year two, with rent priced from base at $1,267.38, that drops to $232.62.
That second number is the one to plan for. Renewal is priced from base rent, not the special, so a deep special can leave year two tight. We run BAH minus true monthly for both years for every building on your list. You can try it yourself with the calculator on this page.
What does Texas law say about ending a lease on orders?
Texas Property Code §92.017 lets a servicemember end a residential lease on PCS orders or deployment orders of 90 days or more received after signing. You give written notice and a copy of the orders. A lease can’t waive these rights except in a separate document.
We aren’t attorneys. We read the military clause and any concession payback language with you before you sign, and for disputes we point you to a JBSA legal assistance office. Our guide on the Texas military lease clause covers the details.
How we work around a report date
We work backward from your date. Shortlist the same day you send the form. Live video walks of the actual units, scheduled around your time zone. A pre-check of each community’s orders policy, BAH-as-income rules, and documents before you pay any application fee. A lease read-through that covers §92.017 and payback language.
When you arrive, we help start utilities. CPS Energy and NBU waive deposits for active military ID. We’ll help you set it up before move-in, then check in at Day 7, Day 30, and Month 10.
