When should you sign a lease in San Antonio?
When your move date, a strong special, and a renewal month you can live with line up. Right now, the market is still working through a large wave of new supply, so San Antonio apartment specials are deep. That window is expected to narrow as fewer new buildings open. This guide shows what the dated numbers say and how to time your signing and your renewal.
We can’t predict any building’s pricing. The community sets it, and we confirm each special before you sign. What we can show you is the supply trend and how lease length shapes your next move.
The supply picture (CoStar)
6,877 units delivered in 2025. About 2,000 expected in 2027. Tightening expected in late 2027 and 2028.
What the supply numbers mean
When thousands of new units open at once, buildings compete for renters with specials. That’s what happened in 2025, and it’s why vacancy counting lease-ups was about 16% at the start of 2026, the highest of any major U.S. market, and 14.9% in Q3 2026 (CoStar via San Antonio Report). On our board, the median special was 8.7 weeks on Oct 25, 2026.
As deliveries fall to about 2,000 in 2027, fewer new buildings will be competing for first residents. Buildings already open keep filling. Over time, that usually means shallower specials and firmer renewals. The timing isn’t exact, which is why we say tightening is “expected,” not certain.
Timing your signing
Signing in late 2026 or early 2027. Many buildings that opened in 2025 and 2026 are still in lease-up. Specials are deep, and winter is traditionally slower for leasing. A good window if your move date allows.
Signing in mid-to-late 2027. Supply is thinner. Some lease-ups will have stabilized. Expect fewer deep specials, though buildings opening that year may still compete hard.
Signing in 2028. If tightening arrives as expected, specials may be smaller and renewals firmer. Planning your term now can help you avoid renewing at a tight moment.
Timing your renewal
Your lease end month decides when you’ll face the renewal offer, and renewal is usually priced from base rent. Two things to think about:
- Which season will you renew in? A 12-month lease signed in December renews in December. A 15-month lease signed in December renews in March.
- What will the market look like then? If you sign in late 2026 on a 12-month lease, you’ll renew in late 2027, as supply is expected to tighten.
| Signed | 12-month term ends | 15-month term ends |
|---|---|---|
| November 2026 | November 2027 | February 2028 |
| January 2027 | January 2028 | April 2028 |
| March 2027 | March 2028 | June 2028 |

If you’re breaking a lease to time a special
Sometimes a special is strong enough to justify leaving your current lease early. It depends on your early-termination or reletting fee, how many months are left, and how much smaller you expect specials to be later. The Break-or-Wait calculator on our tools page compares both paths over the same span.
If you’re moving on orders
Your report date sets your timing. BAH follows the duty station (MHA TX285), and Texas Property Code §92.017 lets a servicemember end a lease on PCS or 90+ day deployment orders received after signing. Read more in our guide to the Texas military lease clause.
Seasons and leasing activity
In most U.S. markets, including San Antonio, more people move in late spring and summer than in winter. When more renters are shopping, communities have less need to offer deep specials. When fewer are shopping, specials can grow. That pattern sits on top of the supply trend, so a winter signing during a supply wave can be especially favorable for renters.
The season you sign also decides the season you renew. If you’d like your next move to happen in a slower season with more specials, choose a term that ends in fall or winter. If you’d rather move in summer, when school schedules and weather are easier, choose a term that ends then.
A simple timing plan
- Start four to six weeks before your move date. That leaves time to compare, tour, and pre-check approval.
- Compare 12-month and longer terms. Look at the 24-month total and the renewal month.
- Watch end dates on specials. We confirm each one with the office within 7 days.
- Mark your calendar for month 10. That’s when we run the Renewal Check.
How we help with timing
Tell us your move window. We’ll compare current specials, show year two for each building, and price a 12-month and a longer term side by side. At month 10, we’ll run a Renewal Check so your next decision is just as clear.
