## Which new San Antonio buildings have restricted or 55+ units?

Fifteen board buildings carried a “Who can rent here” label on Oct 25, 2026. Each label names what applies, sits above the price with its source and date, and keeps the building out of market-rate math. The label is shown to everyone the same way. We never push these buildings to anyone, and we never hide them from anyone.

Here’s how the labels break down, as of Oct 25, 2026:

| Label | Buildings |
| --- | --- |
| 55+ and income-restricted | Residences at Pearsall Park |
| All restricted | Sosa at Palo Alto, Lofts at Creekview, Palladium San Antonio, Palladium Crestway, Sageland Flats |
| Every household capped at 70% AMI | Aviator 1518 |
| LIHTC 60% | Bluff View at Frederick Creek |
| Mixed or PFC | The Continental (half at 60-80%), Alamo Residences at Spurs Lane (essential housing), Lumen (50/80 AFF plans), Potranco Commons and The Josephine (Opportunity Home PFC), Caroline at Rogers Ranch (Housing Trust PFC) |

Palladium Canyon Park’s restricted share is still being confirmed. Sponsors at several buildings are open items, and we’ll update labels as we confirm them.

## What do the labels mean?

**Area Median Income (AMI).** Programs set income limits as a percentage of AMI, adjusted for household size. A 60% AMI unit is for households earning up to 60% of the area median.

**LIHTC.** The Low-Income Housing Tax Credit program funds many restricted units. LIHTC 60% units have income and rent limits tied to 60% AMI.

**PFC and HFC.** A Public Facility Corporation or Housing Finance Corporation partners with a developer and sets aside units by income. Texas reformed PFC deals with HB 2071 in 2023. “Essential housing” usually means units for households in the 60% to 80% AMI range.

**55+.** An age-restricted community under fair housing rules for housing for older persons.

**Mixed-income apartments.** Buildings where some units are market-rate and some are restricted. Market-rate units follow the community’s standard criteria.

Our guide on

how income-restricted apartments work

[/guides/how-income-restricted-apartments-work/ →](/guides/how-income-restricted-apartments-work/)

explains each program in plain words.

## What are the 2026 income limits in Bexar County?

Under the TDHCA 2026 income limits, 60% AMI for a two-person household in Bexar County is $48,300, and the 60% maximum one-bedroom rent is $1,132. Limits change with household size, and each program counts income its own way. See our guide to

2026 Bexar County income limits

.

The community decides eligibility, not us. We help you understand the label, get the program’s criteria in writing, and ask the questions before you pay a fee.

## Do new buildings accept housing vouchers?

Some must. HFC buildings must accept vouchers under Texas Local Government Code §394.9026. Outside of that, Texas cities can’t require landlords to accept them. Small Area FMRs are mandatory in the metro, with a FY2027 one-bedroom figure of $1,196, and they vary by ZIP code. Opportunity Home and Bexar County voucher waitlists were closed at our last check. Our guide on

where new apartments must accept vouchers

[/guides/apartments-that-accept-vouchers/ →](/guides/apartments-that-accept-vouchers/)

 covers the rules.

## How we keep labels fair

Every label carries its source and date. Labeled buildings appear in search results for everyone, with a filter chip anyone can use and a count in the area table. We personalize only from what you tell us, and we don’t ask about disability, family status, or anything else protected under the Fair Housing Act. Assistance animal requests go through each community’s reasonable accommodation process.

Common problems

## Why restricted listings get confusing

Labels mean different things, and they're often missing from listings.

1

### One word, many rules

'Affordable' can mean LIHTC at 60% AMI, a 70% AMI cap on every household, a PFC set-aside, or a mixed building with only some units restricted.

2

### Restricted rents in market averages

Mixing restricted units into market-rate averages makes an area look cheaper than it is for most renters, and hides the units that do qualify.

3

### Eligibility gets assumed

Income limits depend on household size and the program. The community decides eligibility, not a listing site.

**So we** put a plain 'Who can rent here' label above the price with its source and date, keep these buildings out of market-rate math, and show the label to everyone the same way.
